The Project

The modern care home Lithuania is missing

Vision

Lithuania’s care home market is fragmented: many small operators and very few modern, large-scale facilities. Jaukuma fills that gap – a contemporary, welcoming 510-bed care campus in a green setting, where professional care meets the warmth of home.

Implementation phases

  1. Now

Renovation, licensing and team building – building by building.

  2. +8 mo.

The plan is to complete the first-stage renovation within 8 months of receiving financing and, once the required permits and the social care licence are obtained, to start welcoming the first residents.

  3. +12 mo.

    Target 85% occupancy – 434 residents.

  4. ~5 years

Mature operations: €15.2m revenue, €6.5m EBITDA. Possible exit.

Preliminary plan, refined as the project progresses.

Already invested: a solar plant i

Already invested: a solar plant

A 600 kW solar plant (~€250k investment) is already installed. It cuts operating costs, lifts EBITDA and reduces the CO₂ footprint – a sustainability credential that matters to residents and financiers alike.

Quality, not the minimum i

Quality, not the minimum

The staffing structure and headcount will be shaped by the actual number of residents, their individual needs and the applicable staffing time norms for social care providers.

Market dynamics

  • Growing demand driven by an ageing society
  • Increasing state funding for care
  • Nationwide shortage of care beds
  • Shift of services to the private sector
  • Opportunity for consolidation and economies of scale
